According to a new report from the Deloitte Center for Financial Services, the global tokenized real estate market is poised for explosive growth, potentially reaching $4 trillion by 2035. This represents a staggering increase from the estimated $300 billion in 2024, signaling a profound shift in how we buy, sell, and invest in property. Deloitte forecasts a compound annual growth rate (CAGR) exceeding 27% during this period.
This projected surge is driven by the inherent benefits of blockchain technology for real estate. Blockchain‘s ability to streamline transactions, enhance transparency, and fractionalize ownership creates a more efficient and accessible market for investors.
The report highlights the increasing appeal of blockchain-based assets as a safe haven during times of economic uncertainty, particularly amidst the recent global trade tensions. This trend was further fueled by the volatility of traditional markets, causing a surge in demand for digital assets like stablecoins and real-world assets (RWAs).
Tokenized real estate represents a significant paradigm shift in propertyownership. Instead of traditional, physical deeds, fractional ownership is achieved through digital tokens, offering several advantages:
Increased Accessibility: Tokenization enables investors to participate in real estate projects with smaller capital outlays, opening up opportunities for a broader range of participants.
Enhanced Liquidity: Tokens can be traded on decentralized exchanges, potentially increasing the liquidity of real estate assets compared to traditional markets.
Programmable Ownership: Smart contracts embedded in tokens can automate various aspects of real estateownership, including rent collection, property management, and even fractional ownership.
Despite the potential benefits, the tokenized real estate landscape is not without its challenges. Regulatory uncertainty remains a major hurdle, and some industry veterans are skeptical about the immediate impact of tokenization on real estate.
“I don’t think tokenization should have its eyes directly set on real estate,” said Securitize chief operating officer Michael Sonnenshein at Paris Blockchain Week 2025. “I’m sure there are all kinds of efficiencies that can be unlocked using blockchain technology to eliminate middlemen, escrow, and all kinds of things in real estate. But I think today, what the onchain economy is demanding are more liquid assets,” he added.

Sonnenshein’s perspective underscores the need for a clear regulatory framework and a focus on developing liquid and accessible tokenized assets to attract broader investor participation.
The Road Ahead: Balancing Innovation and Regulation
The future of tokenized real estate hinges on finding a balance between technological innovation and regulatory clarity. As demand for tokenized assets grows, regulatory frameworks are likely to evolve, fostering a more robust and sustainable market. Whether the $4 trillion prediction materializes remains to be seen, but one thing is clear: blockchain technology is poised to reshape the real estate landscape, creating new opportunities and challenges for investors and stakeholders alike.
